Using Your Home Equity to Buy a Cottage in Ontario

One of the most common ways Ontario homeowners finance a cottage purchase is by accessing equity in their primary home. It's worth understanding how this works before you assume the down payment is out of reach.
Option 1 — HELOC (Home Equity Line of Credit)
If you have enough equity, a HELOC lets you draw funds as needed, use them for a cottage down payment, and pay interest only on what you use. The rate is variable and tied to prime. You keep flexibility — you're not locked into a fixed payment on the equity portion.
Option 2 — Refinance
You refinance your primary mortgage to a higher amount, pull out the equity as a lump sum, and use that as your cottage down payment. The result is one mortgage on your primary home with a fixed payment, and a separate cottage mortgage. Some people prefer this structure for the predictability.
How much equity do you need?
Most lenders will allow you to access up to 80% of your primary home's appraised value, less any existing mortgage balance. Whether there's enough equity to fund a cottage down payment depends on your specific situation — purchase price, existing mortgage balance, and current market value of your home.
When this works and when it doesn't
This strategy works well when your primary home has appreciated significantly and your existing mortgage balance is moderate. It's less straightforward if you're close to the 80% threshold or if your primary mortgage has meaningful prepayment penalties. These are solvable questions — worth a conversation before you assume it won't work.

Contact information: first name, last name, email address, phone number
Property information: property type, estimated property value, current mortgage balance, number of existing mortgages
Mortgage goal: your stated reason for seeking mortgage assistance

Your information is collected to:
Assess your eligibility for mortgage financing and identify suitable lender options
Contact you to discuss your mortgage inquiry
Prepare and submit mortgage applications to lenders on your behalf, if you choose to proceed
Comply with regulatory record-keeping requirements under the MBLAA and anti-money laundering obligations under FINTRAC

We use your information to evaluate your mortgage needs, contact you by phone, email, or text message regarding your inquiry, and — if you choose to proceed — to shop your mortgage file across our lender network to find suitable options on your behalf.

We share your information only as necessary:
Lenders and financial institutions: when submitting a mortgage application on your behalf, with your authorization
The Mortgage Wellness Group Limited (brokerage, Lic. #11970): for brokerage oversight, compliance, and record-keeping as required by FSRA

8. Data Security
We take reasonable technical and organizational measures to protect your personal information from unauthorized access, use, disclosure, or loss. All form submissions are transmitted via SSL/TLS encryption. Access to your information is restricted to those with a legitimate need.
9. How Long We Keep Your Information
If you become a mortgage client: minimum 7 years as required by the MBLAA
If your inquiry does not proceed to a mortgage application: up to 2 years, after which it is securely deleted or anonymized
10. Your Rights Under PIPEDA
You have the right to:
Access: Request a copy of the personal information we hold about you
Correction: Request that inaccurate or incomplete information be corrected
Withdrawal: Withdraw your consent at any time (subject to legal requirements)
Deletion: Request deletion of your information (subject to our retention obligations)
