Water Access Cottages in Ontario: What Most Buyers Find Out Too Late

Water access only properties are some of the most sought-after cottages in Ontario — and some of the hardest to finance. Most buyers discover the financing reality after they've already made an offer.

What lenders actually think

Most major Canadian banks have a blanket policy against water access only properties. CMHC mortgage insurance is not available on water access properties, which means no insured mortgage and no low down payment option. You need a conventional mortgage — typically 20–35% down depending on the lender.

The lenders who will consider water access are credit unions, some monoline lenders, and private lenders. Having a broker with access to multiple lenders is often the difference between finding financing and walking away.

The two things that unravel transactions

Appraisals on water access properties are genuinely difficult. Comparable sales are limited — appraisers sometimes pull comps from a wide geographic area. When an appraisal comes in below the purchase price, the gap comes out of your pocket on closing day.

Insurance has also become harder. Several major insurers have reduced their appetite for water access coverage in Northern Ontario. No confirmed insurance means no mortgage funding — and this can fall apart late in the transaction.
